Why should I use a Realtor when building new construction?
I can’t tell you how many times we hear this question. From friends, from clients, from strangers in line at Target! We love to spread the word on how helpful using a Realtor can be, so we don’t mind answering.
So why should you use a Realtor for new construction?
1. It’s Free!
Buyers never pay their Realtor. The Realtor’s commission comes from the builder. Most builders have this commission built into their marketing budget because they expect some (smart) buyers to come with a Realtor. Why wouldn’t you use an expert resource you don’t have to pay for?
2. We Help You Negotiate
I can’t tell you how many success stories I have heard and experienced of upgrades clients have received from their Realtor’s negotiation. The builder will tell you they can give you a few thousand in concessions but when you have your expert along they can get you so much more. Just think about how many homes your Realtor has seen in a similar price range and neighborhood. They know exactly what you should be getting for your money.
3. A Professional On Your Side
Speaking of experts, using a Realtor means you have an advocate for your best interest. Each builder has a sales rep you can buy from, but they are working for the builder. That means they want the builder to come out with the better deal in the end. You should have someone there representing you too.
4. We Help You Understand Contracts
When that stack of paperwork is put down in front of you it can be overwhelming. Our job is to know what each and every document says and what it does.
